We've made it easy for you to buy a completed home plan from our website. After you make your payment, you'll get an email with a link to download plan. If you will be building in Idaho, Wyoming or Utah, contact us for an engineering quote for your specific build site.

We understand every project is unique, and you may have specific needs or ideas for your dream home. That's why we offer the flexibility to request design changes and structural engineering services during your purchase on our website. If you choose to mention these requests during the purchase process, you can reach out to us directly by calling our office. One of our skilled staff will consult with you to ensure your vision is brought to life with precision and efficiency.

Consultation with a Design Professional

Next, you'll sit down with one of our design professionals for a free, no-obligation consultation. This is a chance for you to share your vision for your dream home and outline the scope of your project. At your request, consultation can be held in our office or online.

During this consultation, you will outline the scope of your dream home project. This will include architectural vision the number of rooms, the desired layout, any specific desired features or amenities.

Proposal of Work

For those wanting custom plans or those considering design changes and/or structural engineering, we've outlined a clear process to ensure your project's success.

As part of our commitment to transparency and efficiency, we'll prepare a detailed proposal for you. This proposal will outline the scope of your project, including any structural engineering services required. You'll receive our proposal within 2 business days after your initial consultation.

Review and Approval

After carefully reviewing the proposal, and you're ready to move forward with your design, simply sign the work agreement and pay the required deposit.

Payment process is straightforward and user-friendly, allowing you to complete it electronically with just a few simple clicks. This step marks the continuing of your journey with us, ensuring that all aspects of your project are clearly defined and agreed upon. It's a crucial moment that sets the foundation for a successful collaboration, as it secures your commitment to the project and initiates the next steps towards realizing your dream home.

Design Process

Our designer will then start building a rough virtual model of your dream home. Floor plans will be produced and emailed to you for review. You'll work directly with your designer, communicating via email, virtual meetings, and/or face-to-face office meetings. You can provide feedback, ask questions, and make changes as needed. This meticulous design process will help your plan align perfectly with your specific needs and desires.

Structural Analysis

Structural engineering is a critical component of any construction project, focusing on the design and analysis of the structural elements of a building or structure to ensure its safety, durability, and compliance with building codes. Once you've approved the plans, they'll be sent to our in-house engineers for a final structural analysis. From the beginning to the end, engineering is incorporated into the design of your house, ensuring that every aspect is meticulously considered to withstand various forces and conditions.

Final Payments and Delivery

After you've made your final payments, the plans will be printed, and PDFs of your dream home plans will be sent to you. Also, we ensure that your plans are sent via email. This method allows you to have a digital copy of your plans for easy reference and a physical copy for your records, ensuring that you have all the necessary documentation to start your construction project. Whether you prefer to keep everything digital or enjoy the tangible feel of your plans, we're here to accommodate your needs and make the process as smooth as possible.

How long does the design process take?

The design process timeline varies depending on many factors. We strive to provide prompt communication and revision turn-around. Our main goal is to get you the design that is right for your needs. We would rather take a little extra time to get you the right design, than to rush through it. Give us a call today to see what our current lead time is.

Does South Fork Design provide non-engineered plans?

We produce custom engineered plans for Utah, Wyoming and Idaho. We can produce non-engineered plans for use in other states. Customers will need to retain services of an engineer licensed in their state to obtain engineering in these cases. Our stock plans can be purchase without engineering.

Are your stock plans engineered?

Our stock plans do not include engineering since they are not designed for a specific location. If your project is in Utah, Wyoming or Idaho, we can provide engineering at a discounted price for our stock plans. If your project will be on Utah, Wyoming or Idaho, give us a call and we'll provide you with a price for engineering for the plan you're interested in purchasing.

Does South Fork Design do construction?

No, we do not build homes or manage construction prices. However, we can refer customers to plenty of local and trustworthy builders that can turn your home’s design into a reality.

Can I reuse your plans?

If you would like to reuse a plan or custom home design that you have already purchased, give us a call at (208) 852-6236. While the plan is not free to reuse, it will be significantly discounted.

Is it cheaper to draw a custom home or buy a stock plan, then make changes?

Depending on the amount of revisions desired, it is usually a significant cost savings to purchase stock plans and have them customized. If you have a stock plan you're interested in customizing, call today to arrange a meeting with one of our design professionals to get a quote.
